I bet you the reason it's not selling is it's location, not the alleged haunts. Location and onerous restrictions on historical properties are usually what keep buildings from selling.

If it was 'truly' haunted (ahem)... chances are it would have been sold by now and for a delicious profit.

i promise to wear a bedsheet over my head if they give me a good deal on this house.
Because of its haunted reputation, the home has appeared on television shows such as Ghost Hunters, Ghost Adventure, My Ghost Story, and 10 Most Haunted Places In New England. Some people have seen a little boy who stares out the front window, while others have seen a busy servant or a sad woman roaming the halls.
