LOL. I can imagine that it's very frustrating to have tenants late on rent. Maybe it's time to move back in with the parents.

Try being a landlord. Tenants buys stereos and then tell you they don't have the rent, destroy your property, call at 2am about things that they knew about last week, lock themselves out and break in, etc..

#9 Know your rights. In many places, you send a registered letter with a demand that the problem be fixed, or you will pay someone to fix it, and deduct that amount from your rent. 27
