Check to see if there's a breaker panel or an actual fuse box not a deal killer but if the panel is that old there are probably other problems like asbestos insulation on the furnace. I looked a a house, saw the fuse box figured ok I would need an electrician to come in an replace plus check the rest of the wiring. Then I saw the hard fabric looking insulation on the furnace ducts, walked right out and got in my car and left. One out of 2 would be expensive but doable, both no way not me...

"Realtor here. Grading. Hands down. Or, the angle at which the ground slopes at the foundation of the house. If the ground slopes toward the house, then that means any rain is just going to be funneled right up to your foundation, and can cause some big problems.

Extra caution if it is sloped concrete, like a driveway, ’cause that means either mud jacking or jackhammering, both labor and cost-intensive. Seriously, when you’re looking at a house, do a walk around the perimeter first. Could save you tens of thousands and future foundation problems."
