#12 Not a bad studio like layout. Move the kitchen to the other side of the wall so the Kitchen, Bedroom and living room are all one room. Make the garage smaller by moving the wall and add more space to the studio. Block the second door the bathroom by the entrance. One goes though the garage not the bathroom to get to the open concept one room studio.
